The ground floor consists of two lounges, a games room, a kitchen, a dining area, and a partially decked garden: all the space you need for everything from morning tea to afternoon BBQs to late night tennis table tournaments. Meanwhile, upstairs, four restful bedrooms let you recharge for another day of fun and sun.
A wide, golden beach is just a few minutes’ walk from your front door, and the cobblestoned town of Rye offers shops and medieval pubs just a 5-minute drive away.

Dining & Lounging
Let the little ones take over the main lounge for movie night while the grown-ups share a bottle of fizz in the more intimate sitting area.
Tucked just off the entry, the sitting area features chic sofa seating and a small flat screen TV. Meanwhile, the main lounge offers a breezy sea-themed spot to kick back. It’s decorated in calming coastal blues and appointed with plush armchairs and sofas scattered with pillows, a large flat screen TV, and a fireplace for cosy nights in.
Open to the main lounge is a dining area with long wood table fit for family feasts. Up to eight can gather here and share stories over fresh seafood from the local markets.
In the kitchen, long, blonde wood countertops are illuminated from above for easy prepping and chopping, and a full suite of stainless steel appliances means you can whip up any recipe your heart desires. A dining table for two offers a spot to sip coffee while breakfast sizzles.
Keep the kids entertained during evenings or lazy afternoons. The garage serves as a games room with table tennis and a stock of toys.
Bed & Bath
Simple and serene, all four bedrooms are made with luxury linens for resting up before another day in the surf.
Choose the master suite to enjoy a king-size bed, private desk area, and en-suite bath with shower. Unpack and make yourself at home with built-in storage.
The second bedroom is ideal for another couple with full-size bed, the third bedroom is slumber party central with three twin beds, and the fourth sleeps one in a single bed.
All four bedrooms are located upstairs and away from the living areas—the perfect setup for peaceful slumber even if you’re vacationing with night owls. An upstairs family bath has a shower and tub combination, and an additional water closet is located downstairs for convenience.

Good food is an important part of a great holiday, so rest assured of eating well during your stay. From the simple pleasure of fresh fish and chips to local produce menus that the many character-filled taverns and restaurants serve. Whether you prefer cosy inns with roaring fires to luxurious beach restaurants, you will be spoilt for choice.
Being close to the sea and surrounded by farmland it’s little surprise that the food served in some of these fabulous buildings comes from only a few miles away. The famous Romney Marsh Lamb, Rye bay Scallops and Dover sole all feature on the menus as well as traditional English pub dishes using locally sourced ingredients such as Rye Bay fish, fruit, veg and meat from the local farms along with our award winning sparkling wines to give you a taste sensation.
