A traditionally designed three bedroom holiday cottage, Breakwater Cottage offers everything you need for a family holiday. As you enter Breakwater into a hallway with hanging space for coats, immediately to the right is a light and airy sitting room with comfortable luxury reclining leather sofas, two comfortable chairs and fold out single cubes which double up as sofa beds. For your entertainment there is a 40″ smart TV, DVD player with a selection of DVD’s, Wii games console, Ipod docking station and a selection of both adult and children’s board games and books.
The hallway leads to the large open-plan kitchen with dining and seating area and french doors that lead out onto fully enclosed landscaped garden. The kitchen has an electric oven and hob, microwave, fridge/freezer, washing machine/dryer, dishwasher, toaster and kettle and is well equipped with everything needed to prepare and serve home cooked meals. The large dining table seats 6 comfortably. There is a wall mounted tv so that your family members can be entertained while you prepare the evenings supper!
The lovely landscaped south-west facing back garden is the perfect spot to relax in the sun with a coffee/glass of wine after a day on the beach or sightseeing. There are wicker chairs and sofa, complete with comfortable cushions and coffee table, that can be moved around the garden to catch the last rays of the sun. A dining table and chairs together with a bbq make it easy to dine al fresco, and for the very lazy days there are 2 sun loungers. The garden is completely secure with side access to the garage, making it the perfect place for children to play safely.
Upstairs you will find the Master bedroom with kingsize bed, 2 bedside tables with lights and fitted wardrobe so that you don’t need to live out of the suitcase during your stay. This room has an en-suite shower room with basin and WC. Bedroom two has been decorated in cool beachside colours and has a full-sized double bed and a chest of drawers. Bedroom three has two single beds, bedside drawers, wardrobe and a wall mounted tv, to entertain the children when you fancy a lie-in. There is also a Family bathroom with a jacuzzi bath to relax in after a day visiting the many historic sites, the bathroom has a basin and WC. Both the bathrooms have power showers.
Watersports and golfing devotees will appreciate the secure garage for storing wet suits, boards, golf clubs etc.
Breakwater Cottage is equipped with baby friendly facilities such as a stair gate, high chair & travel cot to help lighten the load when taking the little ones on holiday with you.

Stayed at the house for a long weekend in August. The house is well equipped and is perfect for young kids. Located on a quiet cul de sac and within walking distance of the beach and the shops/restaurants in the town. BBQ and equipment provided. Bikes provided – we (adults) cycled the route into Rye, all off road and about 3 miles. Buckets and spades also provided

Such a nice, nice experience. The cottage itself is lovely, clean, bright, and perfect for a small group. The back garden is enclosed, so the kids can play without worry. There were plenty of nice dishes, pots and pans. The managers, Richard and Sophie, couldn’t have been nicer! They stopped by to welcome us, and to wish us a good trip home. If we needed anything like toilet paper, batteries, or directions, they helped us graciously! Go to the town of Sedlescombe, about 30 minutes away, to the Queen’s Head pub. Best food we’ve had in England!

This is our second time staying at this property, and as per the last time we had a great experience and thoroughly enjoyed our stay at Breakwater Cottage. With four adults and three small children, we needed the space to play and get away from the noise (!) which this property offered and being so close to the beach was an added bonus! We found everything we needed in the house, and it was perfectly equipped for those with young children. The garden was safe and secure for them to play around in, even if it was a bit chilly outside! We will definitely be back again. Thank you.
“Fantastic treat for the whole family” Oct 2015
I booked this as a surprise weekend for the whole family. The house really exceeded my expectations. It was homely and had everything you needed eg kitchen equipment, outdoor furniture to enjoy the garden, bed linen etc. it is modern yet very homely and there is a little guidebook which gives you handy information about the area. The house was spotless when we arrived and we were so pleased with the space and garden area. It is also on a very attractive road which is only a few minutes walk to the sand dunes. I booked it as a surprise treat for my parents and they were absolutely overjoyed. We also made a visit to Chapel Down vineyard which is about 30 mins drive and had a great dinner at a local restaurant in Rye called the Landgate. What a fantastic weekend! “Home from home” Sept 2015
This stay is the second we have had this year with Beside the Sea and at a property in ‘Whitesands’ at Camber. Each property stands out for different reasons but overall they are good quality, well equipped and are maintained at a very high level. The 3 bed semi was more than enough space for us. We were very lucky with weather and were out everyday. The one day we did satay at home was like being at home! Functionally everything worked and we didn’t even have to think much about living at Breakwater. The part that makes this stay different from your average holiday cottage let is ‘Beside the Seaside’ and more specially Sophie and Richard. Nothing is too much for them and for someone (like me) who is a fussy so and so they deal with the most minute detail, query or question immediately. I’ve said it in my other reviews but these guys are the best and if you are thinking of ever letting out your property as a holiday let then these guys are the winning formula. We have booked two more stays for the year and at Christmas.

We stayed for one week in Breakwater Cottage with four adults and one child. The house is very well equipped and was clean at our arrival.
We really enjoyed the little garden and the living room in the evening when our little daughter was sleeping.
The road is very quiet, the beach just a short walk away, next supermarket just a short drive to Rye and enough good restaurants in Camber itself.
We had everything we needed ;-).

We stayed in the cottage with three young children and had a thoroughly lovely time. We were delighted with the cottage, it was really lovely and very well equip. It was very child friendly with stair gates and the company were happy to source extra travel cots and high chairs that were ready and waiting for us on our arrival. The cottage had a lovely garden too. The beach was only a short walk away and was really beautiful with miles of sand. Rye was only a short drive away and had a great park for the kids, and some lovely shops and café’s for the adults.
We will definitely consider returning to the cottage for future trips.

We had a fabulous weekend at Breakwater Cottage. The house is very comfortable with everything we needed for a great weekend. All of the accommodation was extremely comfortable with a really well equipped kitchen which made it a very relaxing and easy place to stay. We would definitely return to this lovely house. The Camber Sands/ Rye area is a fantastic place to visit with lovely restaurants and fresh seafood widely available. Definitely a foodie heaven.

We stayed here at the end of May for a week and we thoroughly enjoyed our stay. The house was equipped with everything you could need,nicely set out and easy maintenance to tidy up after the pets!. The house is in a lovely little estate and was a 5 min walk from the beach. Plenty of places to take the dogs for a walk and plenty of places to visit from the area, would recommend this property.

We found this house very comfortable and relaxing. There was everything we needed for our young children including high chair, travel cot, a non slip bath mat and a stair gate all provided for no extra cost. The house is so near the beach that we didn’t need to bother with the buggy and the children loved the sand dunes too.
It was really well located for nearby Rye, and we also explored some of the National Trust castles/homes in the surrounding area.
Overall a great week had in this lovely cottage..
“An excellent dog friendly holiday home” Sept 2014
I stayed here in the second week of Sept 2014 and the house and its location is really good. It is a ‘dog-friendly’ let and our border collie enjoyed it as well. The photos shown on the advert are good reflection of the standard of the property.
The house is less than a 10 min walk to a stunning beach reached by crossing some steep sand dunes. Also in the area are a couple of restaurants. The area itself is full of places to visit, there is Rye town which has lots to see and a good big supermarket for stocking up on the holiday treats. Nearby also is a farm house shop which is a little pricey but stocks excellent produce. Nearby in Rye there is a fantastic nature reserve which is really flat so easily accessible for the less mobile.
We also squeezed in a visit to Canterbury which is about an hours drive away to visit the Cathedral – well worth a trip.
So overall, a very good holiday home, good location and a good standard.

Breakwater Cottage is modern considerately equipped and has something for all ages. Five minutes walk from Camber Sands and dunes makes it an ideal base for family holidays. The locality has plenty of history for those wishing to explore further than the beach. A beautiful find.

We had a really wonderful stay at Breakwater! Six adults, one child and a dog, never felt cramped, plenty to do for everyone and a stones throw to the beach made it it perfect for all.
Must do the RH&D railway, great fun for all ages. Great fish and chips from Kettle o fish in Rye.
Fab cycle tracks for going for a ride without needing to cycle on the road. The beach is pretty amazing too!!!

We know Britisch weather in may/june in many variations from our 5 extended journeys in different regions of the country (with the own car in hotels and b&b’s). So we were happy with the weather last week, after all we had two and a half sunny, perfect days 🙂
For us (my wife and me) it was the first stay in GB in winter and the first time in a cottage. For our daugther’s familiy it was the first stay in England – perhaps there will come up new lovers of this country…Peter
“A very comfortable house” Christmas 2013
We were six adults and a dog over Christmas. The house had been decorated with a tree and the heating soon warmed the property. Lots of space for everyone to eat, sleep and socialise in comfort. The kitchen was particularly well equipped for home cooking.
Just a few minutes walk to exercise the dog on the beach and a few minutes drive to the attractions of Rye. Over-all difficult to fault.. Ian
